    House and Land package: First home buyer guide

    A house and land package is a great way to get into the property market, or to secure a new house. If you are a first time homeowner, or it’s your first time building a new home, a house and land package might be a good option for you.

    House and Land packages – what are they?

    House and land packages are the simplest way for first home buyers to enter the property market. Rather than trying to find the perfect block for your house, or the right house for your land, everything is pre-prepared and ready to go, leaving you to focus on the design features or financing of your home.

    Planning isn’t the only thing made easy when you purchase a house and land package. The financing of your home also becomes much simpler, which is an added bonus if it’s your first time navigating the mortgage and building finance process. Rather than organising costs for your land, and then costs for your home’s construction, everything comes bundled in one cost, easily covered by one loan application.

    Government Subsidies and Homeowners Grant

    As a first home buyer, you may be eligible for government subsidies and grants to help with the cost of building your new home. Since the start of 2023, there are six grants and incentives designed to help first home buyers in New South Wales. These are:

    1) First Home Buyer Assistance Scheme

    This scheme is designed to reduce the stamp duty charges for first time owners purchasing house and land packages, an existing home, or vacant land to build on.

    2) First Homeowners Grant (New Home)

    First time home buyers may be eligible for a $10,000 grant towards homes that are newly built, purchased off the plan or substantially renovated (including house and land packages).

    3) Shared Equity Home Buyer Helper

    This initiative is designed to help people get into a house with as little as a 2% deposit. The NSW Government will contribute a proportion of the purchase price in exchange for an equivalent interest in the property.

    4) First Home Buyers Choice

    This initiative gives eligible first home buyers the option of paying a smaller annual property tax, instead of stamp duty.

    5) First Home Super Saver Scheme

    This scheme by the Federal Government allows eligible first home buyers to use contributions made to their Super fund to put towards their loan amount.

    6) The Home Guarantee Scheme

    This scheme is also run by the Federal Government and designed to get 50,000 families a year out of the rent spiral and into their own homes sooner, with smaller home deposit amounts. Places are allocated for first home buyers, regional first home buyers and single parents buying their first home.
