On-Site Consultation & Quote
One of our experienced Site Assessment Managers will visit your block and complete a FREE site inspection. They will assess the land slope, lot shape, tree, and service locations and review the best access point for tradespeople and deliveries. If you have a detailed site plan and planning certificate available, this will help our Site Assessment Managers greatly.
During this time, you can review our home designs and narrow down your floor plan and design options. We have in-house building designers to help you with this process. More about this in step two, but if you have fallen in love with one of our standard designs, we can skip ahead to step three.
Now is the ideal time to meet with your financial institution or lending authority if you haven’t done so already to confirm your lending options.
The Design Stage
The design stage is where we get to know you. Your lifestyle, values, the reason you are building and your goals for the future.
We learn all this during a comprehensive pre-design meeting with one of our award-winning Building Designers, who will take on board your vision, goals, and home requirements to create the perfect home for you and your family.
Following the first meeting, our Building Designers will be working to create a preliminary home design, which we will present to you and go over together, discussing the details and any changes you might want.
In a final design meeting, you can view the final design, including a full set of detailed floor plans and elevations. You will also be presented with a 3D visualisation of your home to experience the reality of what your new home will look like.
The Tender Reveal
Once we have designs locked in and your site inspection complete, we begin the work of compiling the costings for your new home. During this stage, we will request a fixed payment to engage external consultants’ services and obtain site-specific information such as contour surveys and soil tests.
Your new home design will be sited on your block, and all compliance checks will be carried out to clear the way for your new home build as we advance.
Using the information we have sourced from external consultants, we work to gather all the necessary quotes and pricing from subcontractors and suppliers to provide you with accurate and detailed construction costings for your home.
We will also discuss your budget with you and connect you with reputable mortgage brokers if you haven’t already organised the funding for your new home.
Building Agreement & Council Submission
On approval of your home construction tender, we move into the building agreement and council submission stage. This stage confirms our mutual commitment to building your dream home via a building contract. At this stage, a fixed fee is required to compile full construction plans and specifications ready for submission to your local authority.
Everything relating to the construction of your new home will be outlined in both the construction drawings and the building contract, which will be presented to you for signing. Together we will go through all the information in detail, and you will have the opportunity to ask any questions or go over any details of your project.
Once you have signed the building contract, we will submit your plans for construction approval and secure all necessary insurance for your home build. A contract deposit of 5% is required at this time.
Approvals and Pre-Construction
Once the building agreement is signed and your deposit is secured, we work to obtain all the necessary documents to submit your application to your local council and private certifiers. These documents include full Hydraulic Engineering Designs, Structural Engineering Plans, Energy Efficiency reports (BASIX), bushfire reports, acoustic reports and landscaping plans. We will also work with local developers and navigate covenant requirements where applicable.
During this stage, we will also book another meeting for you with your Building Designer to perfect your kitchen and bathroom details, ensuring everything is just right and exactly how you want it.
The approval process can take a little time but don’t worry. We manage the entire process for you and keep you updated along the way. At this stage, we’ll also discuss any demolition requirements, if applicable, to your block and secure any paperwork as required from your financial institution.
Your Style Studio Consultation
This step is a firm favourite of our clients. While your plans are working their way through Council and we are preparing your construction schedule, you will be invited to visit our Style Studio and discuss the design and colour selection for your new home with one of our Interior Designers.
Together you and the designer will put together a selection of products, finishes and colours that express the style and design you want in your new home. Selections you will make during this meeting include:

You will also have the opportunity to meet with our industry partners, such as PGH Bricks, Beaumont Tiles and Reece Plumbing, to finalise the product selections with them for your home.
The Construction Stage
Finally, we are ready to build. This will be the most active stage of all, and it begins with a pre-construction meeting with your Project Manager onsite to go over your construction process and schedule.
New South Homes will take complete possession of your property while your home is under construction to ensure your build runs smoothly and any risks and hazards are managed effectively.
During the construction of your home, you will be provided with progress updates and photographs. You will also have access to your Project Manager at all times to ask questions or request information.
You are welcome to inspect the construction as it progresses at any time throughout the construction stage through pre-arranged meetings with your Project Manager.
Both your Project Manager and the New South Homes Customer Service Team will be on hand to ensure you are satisfied with every aspect of the project.
The Keys to Your Brand New Home
Completing the construction stage brings us to the final handover of your property. A final handover meeting will be arranged once construction has been completed. This will be your chance to walk through the property and inspect the workmanship while we explain how your new appliances work and provide you with the relevant product information.
Your home will be officially handed over to you. A New South Homes representative will hand you the keys, along with copies of all your warranty documents and information detailing our award-winning after-sales service commitment.
A 90-day maintenance period will begin from the day your home is handed over to you. Our dedicated service team will be available to you to attend to any maintenance issues during this time.
